Ground Floor Slab 50mm Cement: sand screed on 100mm in situ Concrete floor slab on 65mm hytherm insulation board on 1000g damp proof membrane on 50mm sand blending on 225mm min. (100mm down limestone), hardcore well compacted in 150mm layers.
External Walls 100mm Concrete Block inner leaf, 100mm cavity incorporating 65mm expanded Polystyrene insulation and 100mm concrete outer leaf.
Internal Walls 100mm solid Concrete Blockwork
Ventilation Habitable rooms to be permanently ventilated by means of an internal room vent of cross-sectional area of 6500mm2
Roof Stonewold Concrete Roof Tiles by Redland on 50x25 treated battens on blizzard roofing felt on pre-fabricated roof trusses at 200 centres on treated 100x75 wallplate bolted to blockwork at 1000mm c/c. Gable walls to be strapped to roof trusses at 2000mm c/c along barges with 50x5mm galvanised steel straps. Trusses to be nodged and wedged at each strap location 150mm fibre wool insulation throughout attic space.
Plastering External face of external walls to be 2 coat cem/sand plastered coat. (Scratch coat and smooth finish coat). Revels 4 inch wide to doors and windows.
Ceilings Ceilings 1/2" Gyptex plaster board with Gyptex skimcoat.
Windows Windows to be in Double Glazed White PVC from Munster Joinery. PVC facia and soffitt to match windows.
Internal Doors Six panel white regency doors including deal door frames with moulded deal architreave and skirting boards.
Plumbing White bathroom suite with dual emersion heater to hot water tank. Oil fired central heating system including firebird internal boiler, oil tank and stand.
